What Is Soft Washing?
Soft washing is a low-pressure exterior cleaning method that uses biodegradable cleaning solutions to kill algae, mold, mildew, lichen, and bacteria at the source. Instead of relying on pressure to physically blast contaminants off a surface, soft washing relies on chemistry. The cleaning solution does the work, and a gentle low-pressure rinse washes everything away.
How It Works
A typical soft wash job uses water pressure of 500 PSI or less, often closer to the 60 to 80 PSI that comes out of your garden hose. Compare that to a pressure washer, which can output 2,000 to 4,000 PSI, more than enough force to strip paint, etch concrete, or drive water through siding seams.
The cleaning solutions used in soft washing typically include a sodium hypochlorite base (similar to household bleach but at adjusted concentrations), a surfactant that helps the solution cling to surfaces, and water. The chemistry is calibrated for the specific surface being cleaned. Roofs get a different mix than vinyl siding. Stucco gets a different mix than wood.
The solution is applied, allowed to dwell for a controlled amount of time, and then rinsed away with low pressure. The result is a deep clean that doesn’t just remove visible buildup but kills the organisms that caused it, dramatically slowing regrowth.

The cleaning solution removes the moss, lichen, and algae buildup that traps moisture against tiles and accelerates wear. Pressure washing tile roofs can crack tiles or force water under them.

Pressurized water can chip stucco, force water behind it (causing mold inside walls), and even strip the painted finish.
